A lease renewal dispute may emerge when there is conflict between a landlord and a tenant regarding the expiry of a lease and the terms to be implemented for the new lease. The Leasehold Reform, Housing and Urban Development Act 1993 (the Act) governs these procedures and states that a qualifying tenant – a tenant who owns a long lease, has been the proprietor for more than two years and pays a nominal ground rent – is entitled to extend their lease.
